Whether it is a sellers’ or a buyers’ market for each building depends loosely on the number of sales over the past six months, but if there has been no inventory for those months and new units come on the market the calculations do not work. The above chart is based more on the history for each building. Units in some buildings tend to linger on the market longer, especially the higher priced units. Also, the median price changes may reflect an unusually high or low priced sale in the current or previous period.

Overall, sales were up in 2015 compared with the previous year. More inventory is still needed to fill buyer demand.
