It you are buying a home in the Los Angeles area and seeking a specific zip code, be aware that at least two of them may confuse you.
You may want to be in the Beverly Hills School District. You would think that Beverly Hills 90210 would cover that, and what better and more famous zip code to live in. But beware. Zip code 90210 also covers Beverly Hills Post Office (BHPO) which is part of the City of Los Angeles and is not covered by any of the Beverly Hills services, including its school district.
If you are looking at homes in Beverly Hills with the help of a real estate agent then they will help you narrow down the homes in 90210 which are actually in Beverly Hills. Sometimes when you use the search term “Beverly Hills” BHPO will also show up. And, of course, the same goes for 90210.
Do you want to buy a home in Santa Monica for its services? Be careful of zip code 90402. Santa Monica Canyon in is this zip code and is part of the City of Los Angeles. It is not covered by any of Santa Monica services, including the Santa Monica School District.
In the Multiple Listing Service (MLS) BHPO and Beverly Hills have their own separate search areas. However, Santa Monica Canyon will show up under Santa Monica. Be sure to understand which city the home you are interested in resides.
Again, working with a real estate agent when buying a home in the Los Angeles area can make life a lot simpler.
